Preheat oven to 350. Spray 8 x 8 baking pan.
Combine graham cracker crumbs and brown sugar in a bowl. Add melted butter and mix well. Press into the bottom of the prepared pan.
Sprinkle chocolate chips, white chips and coconut evenly over the crust.
Pour can of sweetened condensed milk over the coconut.
Sprinkle a little more coconut and chocolate chips on top, if desired.
Bake for 25 - 30 minutes until golden brown on the edges.
Let completely cool before cutting into squares
